LEED Certification

LEED energy credits — from prerequisite to optimization

EA Prerequisite: Minimum Energy Performance. EA Credit: Optimize Energy Performance. Full Appendix G simulation with iterative scenario testing to maximize your point capture.

The Opportunity

Most projects stop at the prerequisite

EA Credit: Optimize Energy Performance offers up to 18 points in LEED v4 — more than any other single credit. But each optimization scenario requires a full building re-simulation: modify the model, run it, document the changes, compare results. At 4–8 hours per scenario, testing 8–12 design alternatives adds 40–80 hours and $8,000–$20,000 on top of the prerequisite work. Most teams prove the 5% minimum and move on. The optimization points go unclaimed.

Energy credits are the highest-value category in LEED — and the hardest to earn. When scenario testing costs minutes instead of days, projects stop settling for the minimum.

Full Workflow

From registration to certification

The full LEED energy process spans 11 steps from project registration to GBCI review. 6 of them require building energy simulation. Roovie fully replaces or directly feeds all 6.

Step 1Project setup

Select Rating System

Choose LEED BD+C, ID+C, O+M, or ND. Locks the credit structure and LEED version.

Trad:1–2 hrsRoovie:
Step 2Project setup

Register in LEED Online

Register through USGBC platform. Establishes project workspace and locks LEED version.

Trad:2–4 hrsRoovie:
Step 3Pre-design

Integrative Process Credit

Early-phase energy analysis evaluating massing, orientation, and envelope tradeoffs. Required for IP credit documentation.

Trad:20–40 hrs· $3K–$8KRoovie:Full replacement — preliminary model from address. Massing and orientation scenarios in minutes.
Step 4Design

Design Phase Credits

Earn credits across all LEED categories. Energy modeling runs in parallel with design, informing envelope, HVAC, and lighting decisions.

Trad:OngoingRoovie:Partial — rapid scenario runs inform energy-related design decisions.
Step 5Core modelingGateway

EA Prerequisite

Full Appendix G simulation: baseline + proposed models, 8,760-hour annual run, ≥5% improvement required. This is the single largest modeling effort.

Trad:60–90 hrs· $25K–$50KRoovie:Full replacement — auto baseline, address-based proposed model, cloud simulation, auto-generated compliance report.
Step 6Core modelingThe unlock

EA Optimize

Iterative scenario testing for additional LEED points (up to 18). Each scenario = full re-simulation. Testing 8–12 scenarios traditionally adds 40–80 hours.

Trad:40–80 hrs· $8K–$20KRoovie:Full replacement — each scenario runs in minutes. Test 20 scenarios in the time it took to test 3.
Step 7Supplemental

EA Renewable Energy

Size on-site renewables against annual energy cost from simulation. Credit based on % offset.

Trad:3–5 hrs· $500–$1KRoovie:Provides denominator — annual energy cost output feeds PV sizing directly.
Step 8Supplemental

EA Grid Harmonization

Analyze hourly building load profiles against grid signals for load-shifting strategies. Requires 8,760-hour data.

Trad:5–10 hrs· $1K–$2KRoovie:Provides hourly data — 8,760-hour load profile export is a direct simulation output.
Step 9Supplemental

IEQ Thermal Comfort

Zone-level ASHRAE 55 compliance using simulation output. PMV/PPD calculations from zone temperatures and humidity.

Trad:5–10 hrs· $1K–$2KRoovie:Partial — zone-level simulation outputs support ASHRAE 55 documentation.
Step 10SubmissionBottleneck

Documentation Package

Assemble all credit documentation — narratives, simulation reports, input summaries, output tables — into LEED Online. Energy docs alone = hundreds of pages.

Trad:40–80 hrs· $8K–$20KRoovie:Major acceleration — simulation reports, input/output tables, and energy credit narratives auto-generated.
Step 11Final

GBCI Review Response

Respond to GBCI reviewer comments and clarification requests. Typically 2–4 weeks turnaround per round.

Trad:10–30 hrs· $3K–$8KRoovie:Indirect — consistent validated methodology reduces review friction. Structured data enables fast responses.
